Context & Scope

Project Overview

Drains, structural concrete, and traffic coating — restored as one water-management system to keep an underground Milwaukee parking ramp serviceable for the long haul.

Over time, drains can clog, corrode, or fail due to constant exposure to debris, chemicals, and weather conditions. Proactive replacement minimizes the risk of water pooling, which can lead to concrete damage, safety hazards, and costly repairs.

RSI was contracted to perform structural concrete repairs and drain repairs at this underground commercial ramp in Milwaukee, mitigating future water-related damage and extending the useful life of the structure.

Completed over a two-month window in spring 2025, the project combined drain replacement, structural concrete repair, and fresh traffic coating to deliver an integrated water-management solution — addressing both the symptoms (failed drains, deteriorating concrete) and the long-term protection needed to keep the ramp serviceable.

The RSI Approach

One Integrated Water-Management Scope

On an underground ramp, drains, concrete, and traffic coating aren’t three separate trades — they’re one system. RSI scoped this Milwaukee project as a single, sequenced water-management solution.

Drain Replacement

Failed drains were removed and replaced as the first line of defense. In a parking structure, a failing drain isn’t a plumbing problem — it’s a structural-protection problem that allows pooled water to attack the slab below.

Structural Concrete Repair

Around each drain, deteriorated concrete was removed down to sound substrate, exposed rebar was prepared, and new material was placed to spec — restoring structural continuity before the protective coating went down.

Traffic Coating

A fresh traffic coating system was applied as the long-term waterproof barrier — shielding the repaired slab and rebar below from water, deicing chlorides, and the daily wear of vehicular traffic.

This Commercial Underground Ramp restoration is another example of the integrated parking deck restoration work RSI delivers across Wisconsin from RSI’s Milwaukee service area — drain repair, structural concrete repair, and traffic coating scoped as one system to keep the structures that move people and vehicles serviceable for decades.
