Education
Twelve weeks between commencement and move-in is the summer window. We plan campus masonry around that window and around referendum budget cycles.
Multi-Family & Condominiums
When the reserve study falls short, a board has to defend a special assessment. We phase balcony, facade, and parking work so residents can stay in their units while it happens.
Commercial Office
A facade inspection ordinance comes due on the city’s schedule, not your lease schedule. We restore facades, plaza decks, and attached parking while lobbies stay open and entrances stay clear.
Healthcare
Hospitals run 24/7, so the specifications put hard limits on dust, noise, and vibration. We work with your facilities team on containment and patient wayfinding, and we keep parking structures open.
Government & Municipal
Salt storage is the harshest chemistry we work in. We restore libraries, airports, ramps, and public buildings under public bidding and prevailing-wage rules.
Historic Buildings
Any repair has to use matched lime mortars, terra cotta, or limestone. We repair before we replace, and we know how preservation committees work.
Religious Institutions
We phase work on steeples, towers, and stained-glass surrounds so donated money goes as far as it can and services keep running through the job.
What Changes from Building to Building
Upper Midwest weather is hard on buildings. Water gets into masonry and concrete, swells about 9% as it freezes, and pries the material apart a little more with every cycle. Road salt carries chlorides into parking decks and entry walks. Left alone long enough, the chlorides corrode the reinforcing steel from the inside.
That much is the same on every building we work on. What changes is everything around the repair: who occupies the building, when we are allowed to work, how the job gets funded, and what a failure costs the people inside.
