The Westview Business Center is a commercial property serving multiple tenants in Minneapolis, MN. After years of exposure to Minnesota winters and freeze-thaw cycles, the building’s exterior was showing visible signs of wear that, left untreated, would allow moisture to penetrate the substrate and accelerate deterioration of the envelope.
RSI was engaged to deliver a coordinated scope of commercial exterior painting, surface preparation and substrate repairs, and a waterproofing coating system application. Starting June 16, 2025, the work was phased so the building remained fully occupied, with tenants and customers retaining access to their suites and the parking areas throughout construction.
The objectives were clear: prepare a sound substrate, install a vapor-permeable waterproofing coating system that lets the building breathe while shedding water, and finish with a clean, uniform exterior paint that extends the life of the envelope.

A walk-through of the exterior identified areas of wear, surface contamination, and substrate defects. RSI then completed full surface preparation, including cleaning and repairs, to ensure a sound substrate before any coating was applied.
Work was sequenced to keep tenants operational and parking accessible at all times. Weekly progress updates kept property management aligned, and tenants informed, from mobilization through close-out.
